How do I use the Performance AI home page?

Performance AI is a Data Platform built for Multifamily. It provides visibility into the lead-to-lease journey and insights into business and marketing strategies. 

 

A. Navigate to: Performance AI.

 

B. On the top is a search bar that allows you to search find a particular report within

    Performance AI

a. Choose the report you want to see from the entire list of reports from PAI.

b. Select the property (or properties) for which you want to view the report. 

c. Choose the time period for which you want to view the reports. 

d. Once you click on View Report, you'll be directly taken to the report you've selected.

C. Next, the Performance AI home page shows the top sources for leads and

     leases and the conversion performance for your properties:

a. The time range for the top sources for leads and leases is displayed in the upper 

    right corner. 

b. A graph depicts the relative numbers of leads and leases. 

c. The first list shows the top 3 sources for created leads, this includes:

∙ The total number of leads which is 2088.

∙ The top 3 sources of created leads are Organic Search, Property Website,

  and Zillow Rental Network.

d. The second list shows the top 3 sources for leases i.e., the sources that bought in

     the most leads that turned leased, including:

∙ The total number of leases which is 128.

∙ The top 3 sources of leases are Organic SearchProperty Website

   and Apartments.com.

e. You can use the button to directly go to the page of the CrSTAL Report by Source.

f. The second box shows the conversion performance of your properties, on the upper

    right corner the time range for the report is listed. 

g. The box is used to depict the benchmark for the PMC.

h. The box is used to depict the benchmark for Multifamily.

i. The Conversion Rate is shown in the first graph, this includes:

• The 25th percentile and 75th percentile for conversion rates for the PMC 

    are 7.6%-13.7%.

• The 25th percentile and 75th percentile for conversion rate for

   Multifamily are 4.6-10.9%.

j. The Conversion Velocity is shown in the second graph, this includes:

•  The 25th percentile and 75th percentile for conversion velocity for the 

    PMC is 23.7 days - 38.2 days.

• The 25th percentile and 75th percentile for conversion velocity for

   Multifamily is 18.4 days - 38.5 days.

k. You can go to the Conversion Rate report under Rate Analysis by clicking on the

    button. 

l. You can go to the Conversion Velocity report under Rate Analysis by clicking on the

   button.

D. Next up are the top sources for conversion from scheduled tours to completed

    tours and the top journey influencers for your properties:

a. The time range for the top sources for conversion from scheduled tours to

    completed tours is displayed in the upper right corner. 

b. The first list shows the Tours Scheduled, which includes:

∙ The total number of tours scheduled is 1028.

∙ The top 3 sources of scheduled tours are Organic Search, Property 

  Website, and Apartments.com.

c. The second list shows the Tours Completed, which includes:

∙ The total number of tours completed is 524.

∙ The top 3 sources of completed tours are Organic Search, Property 

  Website, and Apartments.com.

d. You can visit Tours Reports by Source under the Tours Dashboard by clicking on

     the button. 

e. The date range for the box depicting Top Journey Influencers is shown in the upper

    right corner. 

f. The Top Influencers for the CrSTAL milestones are represented in a table which

    includes:

• The total number of milestones that is, 3580.

• The number of milestones influenced by Organic Search that is, 967.

• The number of milestones influenced by Property Website that is, 797.

• The number of milestones influenced by Apartments.com that is, 508.

g. You can click on the button to go to the CrSTAL Efficiency by Source reports

    under Multitouch Attribution.
